Buying Budapest real estate is broken down into 2 groups:
European Union (EU) nationals may purchase real estate under the same rules and conditions as Hungarian nationals. HOWEVER, if you do not wish to make the home your permanent residence, you must first get approval from the Department of Public Administration *Közigazgatási Hivatal) of Budapest.
Those persons that are non-European Union that wish to purchase real estate, must receive the approval for all real estate transactions.
There are several costs associated with making a purchase which include stamp duty and it varies based upon the type and condition of the property. For used residential homes up to 4 M HUF, it is 2% of the price. And for above 4 M HUF, it is 6% FOR THE PART ABOVE 4 M HUF.
For new Budapest homes, the property is exempt from the stamp duty up to a value of 15 M HUF. If the Budapest property is between 15 M HUF and 30 M HUF, then it is 6% FOR THE PART ABOVE 15 M HUF. And finally, if the new Budapest home is above 30 M HUF in value, then there is a flat 6% stamp duty for the ENTIRE amount.
Attorney & Lawyer fees for Hungarian law offices are usually between 0.5% – 1.5% of the purchase price for preparation of the paperwork.
